New residential community targets boat owners

GULFPORT, MS (WLOX) - A unique waterfront residential development project is taking shape on the west side of Bernard Bayou in Gulfport. Mill Landing features town homes built around a marina. Developers are luring boat owners.

"We have 31 slips and the first 31 people who buy a unit get a slip," says Jim Lowery, President of Lowery Developments.

The original plan was to build condos at this site on bernard bayou. When the economy went south, developers decided to go with townhomes.

"The banks don't like condos right now, but they'll be back," Lowery says. "At this point we decided to go with town homes because they're more affordable."

The two bedroom, 1,400 square foot units are priced in the $295,000 range.The area was overwhelmed by Katrina's storm surge, so the units are being built with storm protection in mind.

"The first floor is solid concrete with concrete floors on the second story. When water rises, it's not going to hurt the building" says Lowery.

The project is being built in stages. Phase one, currently under construction, features 13 units in two buildings. Eventually Mill Landing hopes to have a total of 41 units.

As Jim Lowry walks the construction site he talks about the goal of completing Mill Landing in the next few months. The construction crew is racing towards a ribbon cutting.

"We're shooting for the end of the year. By early January, we'll be moving people in," Lowery says.

Mill Landing has already pre-sold ten units.
